Project Manager Responsibilities

Vision, detail and commitment to the project team are all driving forces to successful project management.
Construction is a dynamic business – changes happen.
We manage change proactively by forecasting and predicting the dynamics that will affect a project.
The project manager will guide the construction process from pre-construction and design development, buyout and contract awarding to timely construction phase resulting in successful completion and close-out.

The PM’s responsibilities include pre-construction budgeting, subcontractor qualification and procurement, and competitive bidding and management of the budget. We will manage and hold subcontractors accountable to their commitments in in time, quality and money.

Our Project Managers Qualifications:

  • Proven ability to successfully oversee design, manage and complete projects within a highly complex organizational structure utilizing lean construction approach enhanced by the use of BIM as a visual and data-rich work planning tool;
  • Vast experience with pre-construction project management, including scope & work program development including development of means and methods, value engineering and buy-outs. Proficient Skill in developing base-line detailed project schedule in Project, Shuretrack and Timberline to insure necessary coordination of teams and tasks;
  • Proficiency in coordinating & managing multi-discipline sub-contractors, engineering teams & consultants. Familiarity w/management concepts & ability to apply / supervise team of professionals;
  • Originate and oversee architectural / engineering designs and specification writing to insure that the product deliverables meet customer expectations for quality and functionality;
  • Effective negotiating, consensus building & problem solving skills and experience. Possess strong communication skills and the ability to communicate with non-technical leaders and business owners providing a clear understanding of technology solutions to support and enhance project conditions and requirements;
  • Provide day-to-day support to staff in key functions and personally carries out certain assignments.
  • Present technical assistance in negotiating contracts and change orders as required. Assist in preparations of studies, materials and methods, recommendations, and cost estimates as required.
  • Establish budgets, schedules and performance standards to meet operating plans. Maintain and monitors cost analysis activities on a routine basis;
  • Capability to work independently, in a self-sufficient manner with minimal direction or oversight to achieve positive results in difficult situations and cope with multiple ever-changing priorities;

Scope of Work and Requests for Proposals

In our combined 50+ years of experience as Project Managers we found that requests for proposals to contractors, sub-contractors and vendors are paramount for the project success. Architects and engineers are not perfect and there are always missing or convoluted elements and details shown on the drawings or specifications that result in change orders for added cost or delay. A very important part of our service is to evaluate the project documents and prepare Requests for Proposals (RFPs) that include detailed scope of work for each important task that include added information that allows the contractors to bid the project properly and limit future potential change orders (PCOs).

Buyout and Agreements

As your Project Managers, we make it our goal to get the best value in terms of cost and quality and ensure project budget and scheduling. We will invite and secure bids from our list of contractors and sub-contractors, most of whom we have worked with previously, or we know can handle the job in terms of scope of work, quality and within time constraints of the project.
We will help prepare agreements with contractors and work with your legal and administrative team to verify that all state and local licensing, insurance and permits are valid and proper. Buyout process that includes contract awards and agreements with contractors, if prepared and orchestrated correctly, will guarantee financial success of the project.

Scheduling Methods and Tools

All pertinent team members are involved in the creation of the schedule and the exercise is most often led by the project manager and superintendent. This, along with gathering data from key subcontractors, ensures a meticulously crafted timeline. The procurement of all materials, including lead times and prices, will be transferred into the pre-construction phase of the master schedule and the team will carefully track the pertinent items.
